9 Signs Your HVAC System Needs Servicing Before Winter

Maintenance & Long-Term Care

Consistent preventative upkeep preserves your system’s efficiency, protects your equipment warranty, and prevents premature mechanical failure. Follow this seasonal maintenance rhythm to keep your heating equipment operating in peak condition.

Monthly Filter Inspections: Inspect 1-inch pleated filters every 30 days during heavy winter heating months. Replace them immediately if you see a gray dust blanket across the pleats. If your home includes pets, smokers, or ongoing renovation projects, replace filters every 30 to 60 days; standard homes without pets can follow a 90-day replacement schedule.

Condensate Line Drainage Flushes: High-efficiency condensing furnaces produce several gallons of acidic water daily during continuous winter operation. Pour one cup of distilled white vinegar down the condensate drain access port every two months to break down mineral scale, algae, and bacterial buildup before blockages trigger internal float safety shutoffs.

Exterior Heat Pump Clearances: If you heat your home using an air-source heat pump, maintain an 18-to-24-inch clearance around the outdoor condenser unit. Clear autumn leaves, prune overgrown shrubbery, and shovel accumulated snow away from the base pan to allow unimpeded airflow and prevent ice buildup during defrost cycles.

Enroll in an Annual Maintenance Agreement: Most reputable HVAC service companies offer seasonal service plans ranging from $150 to $500 per year. These agreements provide two comprehensive tune-ups (heating in autumn, cooling in spring), priority scheduling during deep-freeze emergencies, and discounts on replacement parts. Retain all service invoices to satisfy manufacturer warranty requirements.
