SALT Deduction Gets an Update for 2026 Taxes – Find More Here!

Contrary to popular belief, routine maintenance repairs preserve normal property condition but do not alter your tax basis.

Maintenance & Long-Term Care

Optimizing your taxes and preserving your home’s value requires consistent annual management. Establishing clean financial habits and home maintenance routines ensures that you stay organized for future tax filings while protecting your physical property against deterioration.

Maintain a Dedicated Capital Improvements Binder: Create a sharp distinction between routine maintenance repairs and legitimate capital improvements. Routine maintenance—such as cleaning gutters, patching drywall cracks, or servicing an air conditioner—maintains normal property condition but does not alter your tax basis. Capital improvements—such as adding a sunroom, replacing a roof, paving a driveway, or installing a new electrical subpanel—add value and prolong your home’s useful life. Keep all contracts, building permits, and paid contractor invoices indefinitely; these records adjust your home’s cost basis upward, significantly reducing your capital gains liability when you sell.

Adhere to the Seven-Year Tax Record Retention Rule: Store all property tax bills, W-2 forms, 1098 mortgage statements, and Schedule A documentation for at least seven years. In the event of an IRS or state revenue audit, having comprehensive paper and digital trails protects your claimed deductions and eliminates expensive penalties.

Monitor and Challenge Annual Property Tax Assessments: Every year, your municipal or county tax assessor sends an updated valuation notice. Thoroughly inspect this document for clerical errors, incorrect square footage calculations, or inflated market valuations. If the assessor overvalues your home compared to recent neighborhood sales, file a timely formal appeal. Lowering your assessed value reduces your annual tax bill directly, ensuring your property taxes stay comfortably within the deduction caps.

Prepare for the 2030 Expiration Horizon: Because the current expanded SALT framework is scheduled to expire at the end of 2029, plan high-cost home purchases, major materials investments, and tax planning strategies across the next few years. Staying ahead of legislative timelines ensures that you never get caught off guard by sudden shifts in federal policy.
