Standard storage tank water heaters generally last between 8 and 12 years, with the national average sitting right around 10 years. Tankless water heaters experience much less corrosion from standing water and regularly last 15 to 20 years or more with routine descaling maintenance.

Can you repair a leaking water heater tank, or must you replace it?
If water leaks from the main body or base of the steel tank, you must replace the entire unit immediately. Structural steel fractures and internal tank corrosion cannot be welded, patched, or sealed safely due to the continuous high internal water pressures involved.

How do I determine when to replace a water heater instead of repairing it?
Apply the 50% rule: if your water heater is over 8 years old and the estimated repair cost exceeds 50% of the price of a new unit and installation, replacement is the more economical path. Investing in repeated repairs for an aging tank often results in wasted money right before catastrophic tank failure.
