Maintenance & Long-Term Care
Consistent preventative maintenance shields your foundation from extreme soil stress and protects your structural repairs for decades.
Gutter and Downspout Management: Clean your gutters twice a year to prevent roof runoff from overflowing directly against foundation walls. Install rigid downspout extensions that discharge stormwater at least 5 to 10 feet away from your foundation perimeter.
Maintain Proper Perimeter Slope: Follow the International Residential Code (IRC) grading standards by establishing a minimum ground fall of 6 inches over the first 10 feet (a 5% slope) away from your home. If hardscaping or lot lines restrict 10 feet of slope, install a paved swale or subsurface collection system that drops at least 2 inches within the first 5 feet.
Manage Soil Moisture Uniformity: Expansive clay soils shrink during droughts and swell during rainy seasons. In hot, dry climates, install a soaker hose system 12 to 18 inches away from your foundation edge. Run it on a timer for 15 to 20 minutes daily during summer heatwaves to maintain uniform soil volume and prevent differential settlement.
Seasonal Perimeter Audits: Perform visual foundation audits every spring and autumn. Record crack measurements in your logbook, inspect crawlspace vents for proper airflow, and ensure garden mulch stays at least 6 inches below your exterior siding to prevent wood rot and termite intrusion.
