12 Designer Secrets for a More Expensive-Looking Home

FAQ

Do I need a building permit to change a light fixture?

In most municipalities, replacing an existing light fixture or swapping a standard switch for a dimmer does not require a permit, provided you do not alter the wiring inside the walls. However, if you add a brand-new electrical box to a ceiling that never had a light, you generally need to pull a permit and have the work inspected. Always check your local building codes before starting electrical work.

What is the best paint finish for trim and doors?

You should use a semi-gloss or satin finish for interior doors, window casings, and baseboards. These finishes reflect light beautifully, creating a contrast against flat or eggshell wall paint. More importantly, semi-gloss paint creates a hard, durable shell that resists scuffs and wipes clean easily with a damp cloth.

How high exactly should I hang my curtain rod?

Aim to mount your curtain rod halfway between the top of the window casing and the ceiling. If your ceiling sits only a few inches above the window, mount the rod directly below the ceiling line. Make sure you measure carefully so your curtains gently kiss the floor; curtains that hover awkwardly two inches above the ground ruin the high-end look.

Can I mix metal finishes in the same room?

Yes, mixing metals actually creates a more custom, designer look than rigidly matching every knob and light fixture. The secret lies in choosing a dominant metal and a secondary accent metal. For example, use matte black for all your door hardware and hinges, but select unlacquered brass for your cabinet pulls and light fixtures to add warmth and visual interest.
