9 Kitchen Features That Quietly Age Your Home

FAQ

Do I need a permit to change my kitchen lighting?
Swapping an existing fluorescent box for a new LED fixture usually falls under cosmetic maintenance and does not require a permit. However, if you add new electrical boxes, run new wiring through the ceiling, or upgrade your electrical panel to handle more load, local building codes generally mandate a permit and inspection. Always consult your local municipal building department before running new wires.

Can I really paint over heavily glazed or faux-finished cabinets?
Yes; the secret lies entirely in the preparation. Heavy glazes and faux finishes often leave a thick, glossy residue. You must thoroughly degrease the wood with TSP and aggressively scuff the surface with 120-grit sandpaper until the glossy sheen disappears. Follow up with a high-quality bonding primer designed to grip glossy surfaces. If you skip the sanding or priming steps, your new paint will peel off within weeks.

Is it safe to remove an over-the-range microwave myself?
You can safely remove an over-the-range microwave, but it is unequivocally a two-person job. These units are surprisingly heavy and awkward. Unplug the microwave first. Have one person support the weight of the appliance from beneath while the other person removes the mounting bolts located inside the upper cabinet. Once the bolts are out, tilt the microwave forward and lift it off the rear mounting bracket.

How do I cover the wall damage after removing a 4-inch backsplash gap?
Removing the short granite or quartz lip almost always tears the drywall paper. Use a sharp utility knife to trim away any loose, frayed paper. Seal the exposed brown paper with a coat of oil-based stain-blocking primer to prevent the moisture in drywall mud from causing blisters. Once the primer dries, apply a thin coat of joint compound, let it dry, sand it smooth, and you are ready to install your new tile backsplash.

What provides the best ROI for kitchen upgrades?
Cosmetic updates reliably provide the highest return on investment. Painting dark cabinets, updating drawer pulls, swapping outdated lighting, and replacing heavily grouted tile counters with solid surfaces yield immediate visual impact. Buyers notice clean, bright, and functional spaces over expensive, highly customized luxury additions.
