Essential prep tools like cleaner, spackle, and light bulbs help your home make a great first impression.

Tools, Materials, and Prep Checklist

Executing a flawless pre-listing update requires the right materials and a well-organized approach. Gathering your supplies beforehand prevents frustrating mid-project trips to the hardware store and ensures you maintain momentum. Since you are focusing on aesthetic and functional touch-ups rather than structural tear-downs, your toolkit will primarily consist of staging, cleaning, and light remodeling gear.

Surface Repair and Preparation Materials: You need a high-quality spackling compound, fine-grit sanding sponges, and a putty knife to eliminate wall imperfections. A gallon of Trisodium Phosphate (TSP) cleaner—available at any major retailer like The Home Depot—is essential for degreasing kitchen cabinets and baseboards prior to painting. Plan to spend around $40 for these basic prep supplies.

Painting and Caulking Supplies: Invest in two to three gallons of premium interior paint in a modern neutral shade, which typically costs $50 to $70 per gallon. Purchase medium-nap roller covers, a high-quality angled trim brush, and professional-grade painter’s tape to ensure crisp lines. You also need a heavy-duty dripless caulking gun and three tubes of pure white, mold-resistant silicone caulk for the bathrooms and kitchen.

Lighting and Hardware Upgrades: Secure a bulk pack of LED light bulbs in the 3000K to 4000K color temperature range to establish bright, natural-looking illumination across all rooms. Update outdated kitchen and bathroom hardware by purchasing matching cabinet pulls and hinges; expect to spend between $100 and $300 depending on your kitchen’s size. If you plan to replace outdated overhead light fixtures, keep a non-contact voltage tester, wire strippers, and electrical tape on hand to execute the job safely.
