Grading Problems
Grading problems are not related to any type of conventional grade, like the ones that we get during school meetings, but rather to the ground and soil next to the house. If the ground is sloped next to the house, then you can get into trouble during the inspection. If your water slope leads the water too close to the home if the ground is sloped towards the house, then you may end up with water damage.
The best way to avoid any grading issues is to make sure the grading slope is oriented away from your home all around the perimeter of the house. Another way is to make sure the rain or even melted snow has enough gutters to get down easily to the ground and that these gutters are not straight next to the home. You can also look into getting some gutter extenders if you have any issues.
Controlling the water flow is really important, as this is one of the issues that most people do not think about, and if the ground around your home is sloped and retains water, then the inspector may have some issues with this.
